City of Fort Worth Current Zoning

The Woodhaven Neighborhood is approximately 1,200 acres in size. The City of Fort Worth's current zoning ordinance permits 40% single family, 17% multi- family, and 28% commercial. This current zoning scheme allows for more intensive land uses such as commercial (G, E, and FR) and medium to high density multi family (D, C, R-1, R-2) along the two major highways to the east and south, as well as Woodhaven Drive on the west. Less intensive residential (CR, A-5, and AR) are permitted in the central and northern areas of Woodhaven.

Approximately 11% of Woodhaven is zoned "agricultural district." The current land use map on the opposite page shows these areas as vacant or undeveloped. The City of Fort Worth zoning ordinance allows "Farms, ranches or nurseries for the growing of plants and raising of livestock, which are not obnoxious or offensive. Also permitted are public service facilities such as churches, schools, libraries, etc." in agricultural districts, but notes that these uses will only continue until, "such time as it is appropriate and desirable to develop the property (at which time a rezoning to a district appropriate for the proposed development is required)."
